Completed a full renovation on this property.  We purchase the closed property for $650,000 and performed an $800,000 renovation over the next 12 months.  We were offered $2,600,000 after being open 4 weeks.

We purchased the bare land and developed the property for  AAA end user.  15,000 sq ft facility on 3 plus acres in Chandler AZ with a strong multi year tenant.

Resort with 38 private cabins

This property was purchased in 2020 in good condition.  With high occupancy there was an opportunity to adjust pricing and extended stay discounts to increase ARD across the board.  We were able to increase net revenue more than 60% in the first two months.

This property was purchased vacant after 6 months of negotiations.  The building was gutter and remodeled.  It was leased to a AA tenant and then sold.

This property was purchased and leased to a third party with an option to buy within 3 months.  We ultimately had to take the property back from the lessee and operated the business ourselves for the next 5 years.  We increased revenue in that time from $90,000 per year to $250,000 per year.

Residential Subdivide

This 7,500sq ft home on 6 acres was purchased and subdivided over a 4 month period.  A new entry was created and the home on 3.5 acres and newly formed 2.5 acre lot were sold.  the combined sales price was in excess of 150% of the original purchase price.

This 9,800sq ft home was purchased after 12 months of negotiations for $1,500,000.  It underwent extensive renovations for 6 months.  The post renovation property value was in excess of 180% of the purchase price.
