We purchased the bare land and developed the property for AAA end user. 15,000 sq ft facility on 3 plus acres in Chandler AZ with a strong multi year tenant.

This property was purchased in and Remodeled over a 5 month period. Extensive renovations including removal of the exterior stucco to reseal.
Whispering Pines
Resort with 38 private cabins
This property was purchased in 2020 in good condition. With high occupancy there was an opportunity to adjust pricing and extended stay discounts to increase ARD across the board. We were able to increase net revenue more than 60% in the first two months.

This property was purchased vacant after 6 months of negotiations. The building was gutter and remodeled. It was leased to a AA tenant and then sold.

We purchased this warehouse on three acres for a tenant looking to lease. We then sold it 12 months later at 150% of the purchase price with cash flow stabilized.

This property was purchased for $650,000 and renovated over 5 months. It was sold for $1,150,000.

This warehouse on 10 acres was purchased and leased to a AAA long term tenant. Cashflow stabilized at 15% of the purchase price in 24 months.

This property was purchased vacant after 9 months of negotiations for $650,000. It was completely remodeled and sold for $1,200,000 after 6 months.

This warehouse on 3 acres was purchased and remodeled for a AAA long term tenant. Cashflow stabilized at 13% of purchase price in 24 months and the property value has doubled.
Greer AZ
Hospitality Property
This property was purchased and leased to a third party with an option to buy within 3 months. We ultimately had to take the property back from the lessee and operated the business ourselves for the next 5 years. We increased revenue in that time from $90,000 per year to $250,000 per year.

Residential Subdivide
This 7,500sq ft home on 6 acres was purchased and subdivided over a 4 month period. A new entry was created and the home on 3.5 acres and newly formed 2.5 acre lot were sold. the combined sales price was in excess of 150% of the original purchase price.

This 9,800sq ft home was purchased after 12 months of negotiations for $1,500,000. It underwent extensive renovations for 6 months. The post renovation property value was in excess of 180% of the purchase price.
